Do I need a pre-approval before touring homes?
In this market, yes — sellers in Redlands, Highland, Yucaipa and Beaumont expect a pre-approval letter with any offer, and most won't open the door for tours without one. It also tells you exactly what payment you're comfortable with. Jd can introduce you to local lenders who can usually get it done in a day or two.
What does it cost to use Jd as my buyer's agent?
Compensation is negotiated as part of the purchase agreement and is typically offered by the seller — we'll go over exactly how it works on your specific purchase before you sign anything, in writing, so there are no surprises.
How long does escrow usually take?
Most purchases here close in about 30 days once an offer is accepted. Cash deals can be faster; some loan types take a little longer. Jd walks you through each milestone — inspections, appraisal, loan docs and signing — as it happens.
Should I price my home a little high to leave room to negotiate?
Usually the opposite works better. Homes priced right at market get the most showings in week one, and that's when competition — and the best offers — happen. Overpriced homes sit, and sitting homes invite low offers. Jd will show you the recent sales that support the right number.
Can you help if I'm moving here from out of the area?
Absolutely — a lot of Jd's buyers are relocating to the East Valley. Video tours, honest neighborhood breakdowns (schools, commute, insurance costs, the stuff listings don't tell you) and a smooth remote close are all part of the service.
